At Homes Partnership we work on a No Let, No Fee basis — you only pay when we successfully place a tenant in your property. Our fully managed lettings service is charged as a monthly percentage of the rent collected, which covers rent collection, quarterly inspections, maintenance management and full compliance. There are no upfront fees and no withdrawal fees. We’ll give you a transparent quote during your free landlord valuation.

Tenant Find is a one-off service where we market your property, conduct viewings, reference applicants and sign the tenancy — after which you manage the property yourself. Fully Managed continues throughout the tenancy: we collect rent, handle maintenance, complete quarterly inspections, manage legal compliance, and renew tenancies. Most of our landlords choose Fully Managed because it removes the day-to-day burden and protects them from the ever-changing legislation around lettings.

We market your property to a pre-qualified database of registered tenants, list across Rightmove, Zoopla, and our own website, and conduct accompanied viewings. Every applicant goes through comprehensive referencing covering employment, income, credit history, previous landlord references, and right-to-rent checks. We discuss your preferences at the outset (e.g. professionals, families, no smokers) and only put forward applicants who match. The skill is in selecting the right tenant from day one.

The Renters’ Rights Act introduced major changes for English landlords including the abolition of Section 21 (“no fault”) evictions, mandatory periodic tenancies, new grounds for possession, a national landlord database, and a Decent Homes Standard. It significantly increases the compliance burden. As a fully managed landlord with us, we handle all the new obligations on your behalf — from registering you on the national database to ensuring your property meets the Decent Homes Standard.

Every property we fully manage is inspected on a quarterly basis (every three months). After each inspection you receive a detailed PDF report including photographs of every room, notes on the property’s condition, and any maintenance recommendations or compliance issues. This catches small problems before they become big ones and gives you reassurance that your investment is being well-cared-for.

Less than 1% of our tenancies end in rental arrears, but when issues do occur we follow a structured process: an immediate reminder on day one of arrears, a formal letter at day 7, and direct contact with the tenant to understand the cause. Rent protection insurance (which we can arrange as part of fully managed) protects your income against arrears and covers legal costs if eviction becomes necessary. Most arrears situations resolve within 2–4 weeks once we engage.

Under the Renters’ Rights Act, registration on the national landlord database is/will be mandatory for all private landlords in England. The database is being rolled out by central government and includes details of you as the landlord plus each property you let. There will be a fee per property and penalties for non-compliance.
