We advise you to arrange your finances and, where required, have a mortgage agreed in principle before you start your property search. This will help to confirm the amount of money you have to find a potential property, which will avoid wasted time or heartache by viewing properties you are unable to buy. Once we understand what your wants and needs are alongside what is affordable, we can start introducing potential properties for you to view. Step 4 - Viewings
You can’t buy a house without seeing it! It’s now time to have a good look around your chosen properties to see if it really is the one for you. We aim to accompany all of our viewings to ensure your questions can be answered on site and provide you with our knowledge of the property and area. Step 5 - Making an offer
So you’ve found the one you want to buy – what next?! Firstly remain calm and give us a call on 01293 529999 and we’ll confirm your offer and any conditions attached to it. We’ll put your offer forward to the seller in its best possible light and then it’s just a waiting game whilst we await an answer. If your offer is rejected, we’ll let you know the reasons why and if your offer is accepted then you move on to step 6!

Step 6 - Choosing your solicitor
The key to a smooth and speedy transaction is the relationship between the solicitors and estate agents. We will recommend using a solicitor who knows the area and a firm that specialises in conveyancing. You are free to choose from the wide range of solicitors in our area, however we are able to provide you with a detailed quotation for the firms we know and work with the best. Step 7 - Sale Agreed
Congratulations! You are nearly ready to start your purchase. However before sending out the memorandum of sale, we will:
a. Conduct an ID verification check for all parties
b. Collect evidence of funding (proof of deposit, agreement in principles, proof of cash etc…)
c. Ask you for your mortgage broker and lender information
d. Ask you for your chosen solicitors information
e. Ask you to confirm any deadlines you are working towards and take down any details of periods you are away on holiday.

We do all of the above at the outset to fulfil our legal obligations but also to ensure that we can effectively plan your transaction and identify any potential problems at the outset rather than weeks down the line.

Step 8 - Conveyancing
Your appointed solicitors will now begin the conveyancing process which includes:
a. Raising enquiries upon receipt of the draft contracts from the sellers solicitors
b. Obtaining local searches
c. Reporting on their finding to you, their client
d. Agreeing on dates for exchange of contracts and completion
Our dedicated Client Liaison Manager will communicate with all parties to ensure this process is completed as quickly and smoothly as possible.

Step 9 - Mortgage Offer
The property will have a survey carried out on it by a qualified surveyor on behalf of the lender to ensure their investment in the property is safe and of a suitable value. After the valuation report is received you and the solicitors will be supplied with a formal mortgage offer that will need signing before being returned. You may wish to obtain your own private survey on the property too at your own expense.

Step 10 - Exchange & Completion
Once all the legal work has been completed, deposits paid and the mortgage deed has been signed and returned, all parties will agree a completion date and proceed to exchange of contracts. This significant stage in your house purchase means that the transaction is now legally binding – Congratulations! Completion then takes place on the pre-agreed date once all remaining funds have been sent and received. You are now free to collect your keys and a little welcome gift from us to you! We are also on hand to assist in arranging any removals for you to aid if you are moving from one home to another.
